BUSINESS STAY
It’s a professional trip for a reunion, a seminar or a fair of a long or medium period.
COMMISSION
If the rental is concluded by a professional, he receives a commission generally included in the price of the rented apartment.
CONTRACT OF RENTAL
Contract by which one of the parties is obligated to give something to the other’s use during a determined or undetermined length for the payment of an agreed sum of money.
CONTRACT OF RESERVATION
Pre-contract by which a tenant commits himself to reserve to a person who rents a real estate good for a down payment.
DEPARTURE INVENTORY OF FIXTURES
It is done at the departure of the apartment by the person who rents. It serves to notice the possible of the good rented or of the accessories put at the disposal of the tenant.
DEPOSIT
At the entrance in the apartment, the lessor asks for the payment of a deposit which has to be returned to the tenant within a maximum time limit of 2 months from the return of the keys only if there are no damages in the apartment or if he doesn’t still have to pay a sum to the lessor.
DESCRIPTIVE
The descriptive is established in two copies (one for the owner or his representative and the second for the tenant) and signed by both parties. It describes the places rented, their location, the conditions of rental.
DOWN PAYMENT
The down payment is an anticipated payment that is part of final payment of the rental. It’s a firm and final commitment’s proof between the two parties. If the tenant doesn’t follow-up his rental, the person who rents has the right to demand the payment of the entire rental’s price.

It is done at the entrance in the apartment of the tenant. It serves to notice the general condition of the good rented, of equipments and of accessories put at the disposal of the tenant.
FURNISHED RENTAL
An accommodation is furnished when it has the necessary furniture for the daily life. It has to include the furniture (bed, closet, table, chairs…) but also the furniture of the kitchen (household electrical appliances, crockery, storage’s furniture…).
IMPROVING WORKS
It’s to bring to a good, an equipment or to an element the most adapted comfort.
INTERIOR DESIGNER
Professional who gives advices, assists his clients in the fitting-out of the apartments, offices or shops, and helps them or chose by himself the companies or craftsmen who will be the most competent to make the works of a project.
INVENTORY OF FIXTURES
It is done by the person who rents for every rental and commits the tenant to return the good rented in the same state that it has when he got into it. The sum total corresponding to the damages could be demanded otherwise.
LEASE OF RENTAL
Signed contract which has to mention : the precise address, the type of accommodation (apartment or house), the number of rooms and the living space. It lists the places and equipments that the tenant can enjoy during his rental. It precise the length of the rental with the beginning and the ending dates but also the timetables of arrival and departures for the seasonal furnished rentals. All the modes have to be stipulated. It is often accompanied by an inventory of fixtures.

A rental of furnished locals by an owner who isn’t registered at the trade register as a professional person who rents furnished locals.
SEASONNAL RENTAL
The rental is seasonal when it is agreed for a less than 3 months period.
PROFESSIONAL PERSON WHO RENTS FURNISHED LOCALS
A rental of furnished locals by an owner who is registered at the trade register as a professional person who rents furnished locals and who is liable to the professional tax as a seller.
PROXY
It is the person who gives to another (the representative) the power to do for him one or many legal actions.
PROXY OF RENTAL
It is the action by which the person who does the proxy gives the power to the representative to rent a good. In practice the powers given to the owner are limited to the search of a new tenant. So it’s just a proxy of search. But we can also ask him/her to settle in the tenant.
RECEIPT
It is a supporting given to the tenant by the owner or his/her representative for the payment of the rent.
RENT
It is set freely by the owner with the agreement of the agency and coinciding with the market and the proposed services.
RESERVATION
It’s the stage by which the tenant pays a down payment to get a rental.
STAY TAX
The stay tax does not exist in general for the rental of furnished apartments.
UPKEEP AND REPAIR
The tenant has to maintain the accommodation during its rental otherwise; he’ll have to pay for the repairs.
TOURISTIC STAY
Personal trip for the holidays, a week end…of a short or medium time period.
