By "user", we understand any natural person or legal entity which reaches our website.
By "buyer", we understand any natural person or legal entity which makes a reservation on our website.
By "owner", we understand any natural person or legal entity which puts rented its accommodation on our website (private individuals, professionals, landlords).
Way of Functioning of the Website
Our website is a tool of reservation and rental of accessible on-line accommodations 24/7.
He allows the on-line publishing of every types of accommodations of private individuals and professionals.
The users of our web site have access to public information spread freely by the owners of the properties (detailed descriptive cards, equipments, conditions of arrival, payment, etc...) and for the buyers having made one or several reservations (summaries of the reservations, the tool of modification, etc…). And in private information reserved for the owners (management of the offers, the tools of collaboration and functioning, etc...). The user can make one or more research (to find the accommodation that research), and to access the listings.
The owner proposes one or several accommodations on our web site having given a Mandate of Rental whose conditions apply and are added in present General Conditions. It offers one or several accommodations thanks to detailed listings (specifications, equipment, location, modalities of arrival, payment, deposit, etc...) and whose he fixes freely conditions of reservation. The owner irrevocably agrees to keep in real time the availability calendar according to their actual occupations or personal bookings using the tools made available free of charge. It is committed to never practice schedule abusive closures do not correspond to real or personal reservations occupations.
In the interest of all, the owner irrevocably authorizes the website to update its schedule if it were to see differences in update schedule on websites colleagues and/or direct and indirect competitors. Closures "non-compliant" may, if necessary, engage the responsibility of the owner: in case of dispute with a customer or in case of "favoritism" commercial in favor of a competitor or colleague website characterized as unfair competition and enable our website to require financial compensation.
To make an on-line reservation, the user must necessarily have indicated his dates of stay and follow the procedure of reservation. To validate his reservation, the user has to pay a Down Payment of Reservation directly on-line and will have to respect the terms of payment of the balance and the deposit required by theowner or by his representative. We never intervene in the transaction between the owner and the buyer. We cannot be thus considered as party of the contract, which is passed on automatically and gracefully, in the name of the owner, by email during the Confirmation of Reservation, to the buyer.
Only the validated online reservation and the online payment of the Down Payment of Reservation accepted allows the buyer to receive an email of Confirmation of Reservation understanding the contact details of the owner (or of his representative) so that he can contact him to fix the modalities of his stay or for any additional information.
Conditions of Access and Use
The access and the use of our services is strictly reserved for the major physical and moral persons and who must be capable legally or having an delegated authorization of reservation, of rental and of subscription of a contract for an accommodation.
For the reasons indicated below or for the motives for commercial opportunities, with or without prejudice, we reserve the right to suspend or to enclose one-sidedly without advance notice the current reservation files or any collaborations with our buyers or our owners :
- Non compliance with the General Conditions and with Regulation of our web site (respect for private life, terms of payment, rule of rental, etc…),
- Erroneous particulars,
- Fraudulent attempt of spreading of illegal contents (in particular pornography, defamation, reached the right for the image, the discrimination, the incitement in the violence or in the racial,religious or ethnic hatred),
- Use of copy and spreading of works protected by copyright without authorization,
- And the excessive and fraudulent use of tools of collaboration.
Our suspensions or our closes of service, for our owners, can give rise to no compensation and it in spite of the caused damage and which would prevent any use of our services. Our suspensions or our closes of service, for our users buyers, can give rise to compensations. These are only paid by the owners in case of cancellation preventing the realization of the service and to compensate for the caused damage. Only a preliminary agreement of our website can give rise to a compensation paid by our company.
To reach our services, the user can have access, in all or any, in tools of management or reservation of accommodations, by a password that he keeps confidential without sharing, neither communication, nor transfer in no other natural or legal entity. The user who realizes the on-line publishing of an offer or the recording of a reservation is in the obligation to supply an email address which will be used as unique means of communication between the owner, the buyer and 1000et1Paris. Any email sent by the website to the owner and\or to the buyer is considered for having been received by the aforementioned users and then recognize to have acquainted with it.
During the online publishing of the accommodations, the website requires to the owners a precise address to verify the existence the aforementioned accommodations which our company proposes you. This address is also referenced by our tool of geographical situation to facilitate the searches for the user. A mailing address is required to the buyer for its identification and to bepassed on to the owner in the email of Confirmation of Reservation. For reasons of data protection and confidentiality, we do not communicate on the website the contact details of our owners. Our policy is to communicate them during the getting in touch by our website of the owner and the buyer, namely during the transmission of the Confirmation of Reservation by email.
As a user of our rental platform between individuals, you are required to comply with the legislation in force. Our website is not intended to provide legal advice and you agree to our Terms conditions listed below: as a user of our website, you declare on honor practice your rental business in accordance with applicable laws in your city (article L-324-2-1, Tourism Code, article L631-7 Building Code, article D 324-1 Tourism Code). You acknowledge and declare comply with tax rules, the town planning rules, rental of residential property that applies to the accommodation you have published on our website under obtaining all permits, licenses or registrations required and you do not transgress the law or any agreement that you could spend with your union council, regulation of ownership, lease or rental agreement. You acknowledge that 1000et1Paris be excluded from any responsibility for your own legal obligations (as owner, manager, tenant or host) and/or any agreement or bond with third, laws, rules and regulations applicable in your municipality. 1000et1Paris reserves the right without notice to remove and/or disable access to our site to any ad for any reason since 1000et1Paris considers contrary to these Terms or the legal rules in force in your city or potentially damaging for the site and/or its users. In deciding to publish an ad on 1000et1Paris, it is your responsibility to know the regulations applicable to you in your area. Our site does not provide any legal advice, we recommend that you comply with the legal rules: such as those of your lease, prior statements and/or a joint ownership agreement. For any questions, do not hesitate to contact municipal services or take notice to all law professionals.
Range of Prices
The access and the consultation of our website are completely free. Only the realization of a reservation of an accommodation is paying by the buyer by the payment of a Down Payment of Reservation. As regards our owners the on-line publishing of offer of accommodations is free except opposite decision of 1000 and 1 PARIS and the prices of which will be communicated on inquiry if necessary.
The price to be paid by the buyer indicated in stage 2 of the reservation includes* :
- The amount of the stay selected by the buyer,
- The consumptions (water, electricity, gas) for the rental,
- The Hotline by the user owner or his representative during the stay,
- The connection to Internet in unlimited,
- The bed linen and the wash linen,
- The housework before arrival,
- The commission of 1000er1Paris (agency fees).
The proposed prices do not include :
- The 39,00 € booking fees,
- The Services a la carte (exclusive personalized Services of 1000et1Paris),
- The Supplements for arrival or a departure except schedules required by the owner or his representative,
- The Supplement of option of Insurance Cancellation or Interruption of stay.
a. The Down Payment of Reservation and Method of Payment
For the validation and the definitive recording of a reservation, the buyer has to pay a Down Payment of Reservation which so decomposes :
- the booking fees of 39,00 € (not included in the total price of the stay),
- the commission of 20% of the total amount of the rental,
- the commission of 20% of the options possibly selected besides the stay (housework service at the end of stay and\or baby bed optional).
The amount of the Down Payment of Reservation is TTC, is for the 19,6% rate.
The commission paid by the buyer is included in the price indicated on the website. So the amount of the balance of the stay owed by the buyer to the owner corresponds to the price of the stay indicated on the website deducted from the commission of 1000et1Paris.
A receipt of payment of the Down Payment of Reservation is sent to the buyer at once by email. The method of payment of the Down Payment of Reservation is exclusively made by Bank Card (Visa or Mastercard) and by means of the service of online secure payment PAYBOX.
b. Balance, Deposit and Method of Payment
The confirmation of a reservation by the buyer involves the payment of the balance of the stay to the owner. The terms of payment required by the owner are available on the index card of its accommodation and indicated in the Confirmation of Reservation sent by email. The amount of the balance owed by the buyer to the owner corresponds to the price of the stay indicated on the website deducted from the commission of 1000et1Paris.
The deposit owed by the buyer and required by the owner corresponds to the conditions indicated on the index card of its accommodation and in the email of Confirmation of Reservation. The amount corresponds to maximum one week of rental for the stays of less than 29 nights and to maximum one month of rental for the stays of 30 nights and more.
To obtain a receipt of payment of the balance of the rental, the buyer has to address exclusively the owner or his representative. Our website does not take, on no account, whatever shape it is, the collection or the payment of the balance of the rental or the deposit owed by the buyer to the owner.
Important : By making a reservation via our website, the buyer authorizes 1000et1Paris, in a irrevocable and unconditional way, to communicate the data of his Bank Card to the owner of the reserved accommodation or to his representative.
Type and Model of Contract
Every active user, buyer and owner, of the website is subjected to the realization of a contract. The procedure of reservation of an on-line accommodation involves the realization of a standard contract between the cocontracting parties, the buyer and the owner, according to the type of accommodation. The standard contract is passed on as a rough guide (gracefully and automatically) by email mutually in the parties by our website. It includes then the detail of the reservation : information concerning the buyer, the owner and the reservation (descriptive, type of accommodation, duration and price of the stay, the amount and the means of payment of the Down Payment of Reservation, the balance of the rental and the deposit, etc…) allowing the realization of a contract.
In case of dispute, our website releases any responsibility as for the type of the given contract, for its contents and for its use.
We invite the buyer and the owner to get closer to professionals or to their legal advisor. Every user owner remains free to establish a additional contract upon the arrival of the buyer while respecting the conditions supplied in our website. By the subscription of the present contract, the buyer admits and agrees to beable to be held responsible for any damages of the properties after his entry to places, after the dysfunction of equipments, possible loss of keys and any recourse to a professional of assistance.
The owner is subjected to the additional conditions of these present General Conditions by agreement which he gave to the web site to be able to publish and propose his accommodation(s) to the buyer. In the conditions of the aforementioned agreement, the owner agrees to be only held responsible in case of dispute concerning the quality, the cleanliness or the nonconformity of one or several accommodation(s), put on-line by the web site from the information which the owner communicated. He also accepts and irrevocably in case of obligation of refusal of reservation or to compensate the web site or to pay off the buyer of the amount of the Down Payment of Reservation (commission of 20% of the total amount of the rental + booking fees).
Conditions of Cancellation or Modification
The cancellation or the modification of a reservation has to be made directly and exclusively via the area « My Reservation » dedicated to the buyer on our website or directly on-line. Any cancellation or modification, not respecting this rule, cannot be accepted and registered.
Important : No request of cancellation or modification of reservation by phone can beconsidered.
The buyer has the possibility of cancelling, of modifying or of giving up at any time his reservation subject to the application of the conditions following and suited with the owner :
- The buyer cancels 30 days and more before his arrival (no matters the reason) : the Down Payment of Reservation is not refundable ;
- The buyer cancels less than 30 days before his arrival : he can only modify the initially planned persons (with a 39,00 € supplement which will be charged by the website) but the buyer remains indebted of the Down Payment of Reservation and the full amount of the balance of the stay with the owner or with his representative ;
- In case 1000et1Paris has to cancel the reservation for facts independent from its will (accidents, heavy damages, fire, unavailability of the apartment due to the Owner…) : the website will try to replace the buyer in one of the still available accommodations with indexation of the price of rent. In case, it would be not possible, the buyer will paid off entirely the amount of his Down Payment of Reservation (commission of 20% of the total amount of the rental + booking fees) directly by the owner or his representative.
The accommodations not belonging all to the same owner, the buyer accepts that in case he wishes to change accommodation or the period of his initial stay, the modification will be considered as a new reservation and the conditions of cancellation will be applied while taking into account the deadline staying before its arrival.
In case, the buyer wishes to shorten, to prolong his stay (according to the availabilities) or to modify the persons initially planned in the reservation, a 39,00 € supplement will be charged by the website.The owner accepts by publishing an ad on our website to honor all bookings which will be sent by email. Being in the obligation to keep updated its personal schedule of availability, it acknowledges and agrees never to practice cancellation of stay (except in case of fire or of heavy damages which prevent the rental to be).
1000et1Paris practises a policy of Down Payment of Reservation not refundable for which no repayment can take place once the recording of the reservation made by the buyer on our website.
1000et1Paris allows you to sign to a Third-Party Risks (compulsory in France) and a Cancellation Insurance for your stay with his partner the ADAR company.
ADAR cover against problems and their consequences, for holiday accommodation rentals up to 3 months :
- Holiday cancellation,
- Holiday interruption,
- Holiday third party insurance cover.

Important : you have a deadline of 10 days as from the recording of your reservation on our website to subscribe to the insurance Adar.
Conditions of Arrival and Departure
The buyer can enter free of charge places, by default (unless otherwise specified on the detailed descriptive card of the apartment), from Monday to Saturday from 3:00 pm till 7:00 pm and leave places from Monday to Saturday from 9:00 am till 11:00 am. The appointments are beforehand fixed with the person in charge of welcome and departures.
For any arrival and for any departure made one Sunday, a French public holiday or except the aforementioned schedules the following supplements can be required by the owner or his representative :
- a 29,00 € supplement for an arrival before 3:00 pm or between 7:00 pm and 9:00 pm and\or a departure between 7:00 am and 9:00 am and\or an arrival or a departure a French public holiday,
- a 49,00€ supplement for an arrival or a night departure (from 9:00 pm till 7:00 am). Our website takes, on no account, whatever shape it is, the collection or the payment of the supplements bound in the conditions of arrival and of departure, these are to be directly paid to the owner or to his representative.
Conditions of Use and Occupation of Places
11000et1Paris allows the getting in touch between the owner and the buyer consequently the respect for the conditions of not exhaustive use apply :
- All the accommodations are non-smoking and do not accept animals for reasons of hygiene except indication and opposite agreement of the owner or his representative ;
- The accommodation or the rental has to keep its use of origin to know the tourist or business accommodation and will have to allow on no account in its places some activity (commercial, illicit, etc...) ;
- The accommodation or the rental and its equipments must not be used as means of some activity and allow to collect profits by rents or possible sublettings ;
- The accommodation or the rental will necessarily have to be occupied by thebuyer and by the number of occupants planned in the conditions of reservation initial or contractual ;
- The buyer has to submit himself to the rules of life in community and have to respect the rules of co-ownership, of course the buyer will be held responsible of any nuisance being able to take place in case of complaint of the neighborhood ;
- The buyer will have to restore the accommodation or the rental in the same state as upon his arrival. The buyer will be held responsible of the damages caused during the duration of his stay and will have to pay, where necessary, the invoice of restoration. It is also asked to the buyer to clean the apartment, empty the trash cans, wash and put away the crockery of the accommodation or the rental, unless otherwise agreed and prerequisite of the owner or his representative ;
- The buyer recognizes by theacceptance of these General Conditions to have an Third-Party Risks before their entry in the apartment (compulsory in France). If however it is not your case, it is possible to you to sign a Third-Party Risks and Cancellation Insurance for his stay with our partner the ADAR company.

Important : On no account, the possible problems bound to the neighborhood, to the thefts, to the dysfunctions of the gas, the electricity, the internet connection or still the water and all the equipments and accessories included in the accommodations or in the common parts of the building cannot be of the responsibility of 1000et1Paris.
